Alterations and Improvements

All alterations and improvements shall be performed in compliance with all applicable municipal permits and codes, including the Wisconsin Commercial Building Code.

Option A: Restoration Required: At the expiration of the Term, Tenant shall restore the Premises to its original condition, reasonable wear and tear excepted.

Option B: No Restoration Required: Tenant is not required to restore the Premises to its original condition.

Any cabling, IT infrastructure, furniture, and signage installed by the Tenant shall be removed at the Tenant's expense upon the expiration or termination of this Lease.

The Tenant shall be responsible for routine office repairs within the Premises.
