Permitted Use:

Lease Term:

Insurance:
Tenant shall maintain the following insurance policies at its sole cost and expense:
General liability insurance with a minimum coverage of [Dollar Amount] per occurrence.
Property contents insurance covering the Tenant's personal property and equipment.
Equipment breakdown insurance.
Food contamination/spoilage insurance.
Liquor liability insurance (if serving alcohol).

Landlord's Access:

Alterations and Improvements:
Tenant shall not make any alterations or improvements to the Premises without the Landlord's prior written consent. Any alterations or improvements made by the Tenant shall become the property of the Landlord upon the expiration or termination of this Lease.
All signage must comply with local codes and be approved by the Landlord.
Compliance with Laws (Specific to Restaurant):
The Tenant shall comply with all West Virginia property, health, fire safety, and environmental laws.
Specifically, Tenant shall maintain HVAC, fire suppression, exit routes, exhaust, ventilation, and emergency lighting to meet restaurant code minimums.
Restoration at End of Term:
Upon the expiration or termination of this Lease, the Tenant shall surrender the Premises to the Landlord in good condition, reasonable wear and tear excepted. Tenant shall remove all of its personal property and equipment, and restore the Premises to its original condition, including removing specialty kitchen fixtures, grease traps, remediating odors or grease stains, and restoring vent penetrations.
Assignment and Subletting:
Tenant shall not assign this Lease or sublet the Premises without the Landlord's prior written consent, which consent shall not be unreasonably withheld.
Any assignment or subletting shall be subject to the Landlord's approval of the proposed assignee or subtenant, including their financial condition and proposed use of the Premises.
Default:
The following shall constitute events of default by the Tenant:
Failure to pay rent or other charges when due.
Failure to comply with any other term or condition of this Lease.
Health code violations causing closure of the restaurant.
Non-renewal of liquor license (if applicable).
Failure to maintain kitchen standards.
Abandonment of the Premises.
Upon the occurrence of an event of default, the Landlord shall have the right to:
Terminate this Lease and repossess the Premises in accordance with West Virginia law.
Pursue any other remedies available at law or in equity.
Force Majeure:
Neither party shall be liable for any failure to perform its obligations under this Lease if such failure is caused by a force majeure event, including but not limited to acts of God, war, terrorism, pandemics, food supply chain disruptions, or public health emergencies in West Virginia.
Signage:
Tenant shall have the right to install and maintain signage identifying its business on the Premises, subject to Landlord's approval and compliance with all applicable local ordinances.
Parking and Delivery:
Tenant shall have the right to use [Number] parking spaces for its employees and customers. Delivery vehicles shall have access to the Premises during reasonable hours.
Outdoor Seating:
