This Retail Lease Agreement (the “Lease”) is made and entered into as of this [Date] by and between [Landlord Name], residing at [Landlord Address] (“Landlord”), and [Tenant Name], residing at [Tenant Address] (“Tenant”).
1. Premises
- Landlord leases to Tenant, and Tenant leases from Landlord, the premises (the “Premises”) located at [Property Address], legally described as [Legal Description], as depicted in the floor plan or site map attached hereto as Exhibit A.
- Option A: The Premises consists of approximately [Square Footage] rentable square feet and [Square Footage] usable square feet.

2. Use of Premises
- The Premises shall be used solely for the purpose of [Permitted Use Description, e.g., retail sales of clothing].
- Option A: Tenant shall operate its business under the name of [Business Name].
- Option B: Tenant's hours of operation shall be [Days of Week] from [Start Time] to [End Time].
- Tenant shall not use the Premises for any unlawful purpose, create any nuisance, or store or use any hazardous materials. Tenant shall comply with all applicable federal, state, and municipal laws and regulations, including but not limited to Washington State L&I, health, safety, accessibility, environmental, and consumer protection laws.
3. Term
- The term of this Lease shall commence on [Start Date] and shall expire on [End Date].

- Option B: Upon termination of this Lease, Tenant shall restore the Premises to its original condition, unless otherwise agreed in writing by Landlord.
8. Repairs and Maintenance
- Landlord shall be responsible for maintaining the roof, exterior walls, and common areas of the property.
- Tenant shall be responsible for maintaining the interior of the Premises, including but not limited to HVAC, plumbing, and electrical systems, as well as regular janitorial and pest control.
- Option A: Tenant shall maintain a service contract for HVAC maintenance.
- Option B: Tenant is responsible for maintaining grease traps in food operations per local regulations.
9. Insurance
- Tenant shall maintain commercial general liability insurance with a minimum coverage of [Dollar Amount] per occurrence and property insurance covering the Premises and Tenant's personal property.
- Option A: Tenant shall name Landlord as an additional insured on its insurance policies.
- Option B: Tenant shall provide Landlord with certificates of insurance upon request.
10. Default
- If Tenant fails to pay rent when due or otherwise breaches this Lease, Landlord may pursue all remedies available under Washington law, including eviction and damages.
