This Retail Lease Agreement (the "Lease") is made and entered into as of this [Date], by and between [Landlord Name], whose address is [Landlord Address] ("Landlord"), and [Tenant Name], whose address is [Tenant Address] ("Tenant").
1. Premises
The Landlord leases to the Tenant, and the Tenant leases from the Landlord, the following described premises (the "Premises"):

8. Tenant Improvements and Signage
The Tenant may make improvements to the Premises and install signage, subject to the Landlord's prior written approval.

Any assignment or subletting shall be subject to all of the terms and conditions of this Lease.
10. Insurance
The Tenant shall maintain property and liability insurance with a reputable carrier, with coverage levels of at least [Dollar Amount] for property damage and [Dollar Amount] for liability.
The policy shall include a waiver of subrogation in favor of the Landlord and shall name the Landlord as an additional insured.
The Tenant shall provide the Landlord with proof of insurance upon request.

11. Default and Remedies
If the Tenant fails to pay rent when due or otherwise breaches this Lease, the Landlord may pursue any remedies available under North Dakota law, including eviction and recovery of damages.

12. Landlord's Entry
