This New Jersey Maintenance Independent Contractor Agreement (the "Agreement") is made and entered into as of [Date], by and between:

The Contractor is solely responsible for all federal, New Jersey state, and local payroll, self-employment, business, and sales taxes.
The Contractor is responsible for maintaining all necessary insurance, including general liability, workers' compensation (if applicable in New Jersey, depending on whether they engage subcontractors), and auto insurance.
7. Licenses and Permits
The Contractor shall obtain and maintain all necessary New Jersey and local business registrations, licenses, and permits required to perform the services, including trade-specific licenses for electrical, plumbing, or HVAC work if required.
The Contractor shall provide proof of such licenses and permits to the Client upon request.
8. Compliance with Laws and Regulations
The Contractor shall comply with all applicable New Jersey and municipal building codes, environmental regulations, safety rules (OSHA/NJPEOSH), hazardous materials handling requirements, waste disposal regulations, and underground utility mark-out requirements (e.g., NJ One Call service).
9. Property Access and Confidentiality
The Contractor shall comply with the Client's property access requirements and maintain the confidentiality of all access codes and security systems.
The Contractor shall protect the Client's data and sensitive materials encountered during service.
10. Ownership of Work Product
The Client shall own all work product, service records, maintenance logs, and documentation created by the Contractor in connection with the services provided under this Agreement.
11. Confidentiality and Privacy
The Contractor shall maintain the confidentiality of all Client information and property details, including personal, financial, and proprietary data.
12. Warranties
The Contractor warrants that all services shall be performed in a professional and workmanlike manner.
The Contractor shall be liable for defective repairs for a period of [Number] days from the date of service. The Contractor shall, at its own expense, rework or remediate any defective repairs.
13. Indemnification
The Contractor shall indemnify and hold harmless the Client from and against any and all claims, losses, damages, liabilities, costs, and expenses (including reasonable attorneys' fees) arising out of or relating to the Contractor's performance of the services, including property damage, injury to persons, regulatory violations, or fines.
14. Insurance

The Contractor shall comply with all applicable homeowner's association or condominium association regulations affecting maintenance activities at the Property.

24. Integration, Modification, and Waiver
