1. Premises

10. Insurance

Tenant shall maintain the following insurance coverage: general liability insurance in an amount not less than [Dollar Amount], personal property insurance, casualty insurance, and rent loss protection. 11. Compliance with Laws

19. Business Tax Compliance

Tenant shall be responsible for all business tax compliance duties, including collection and remittance of Indiana sales tax on certain services, if applicable, and any local business improvement district assessments or downtown Indianapolis levies, if relevant.

20. Building Rules and Regulations

Tenant shall comply with all building rules and regulations attached hereto as Exhibit A.

21. Notice

All notices required or permitted under this Lease shall be in writing and shall be deemed to have been duly given when delivered personally or sent by certified mail, return receipt requested, postage prepaid, to the addresses set forth above. 22. Anti-Discrimination

Both Landlord and Tenant shall comply with all applicable state and local anti-discrimination and fair practices laws.
