This Alabama Office Lease Agreement (the "Agreement") is made and entered into as of this [Date of Signing], by and between:

1. Premises

2. Use of Premises
- The Premises shall be used solely for general office purposes in compliance with Alabama zoning ordinances and all applicable local, state, and federal laws. Any other use is strictly prohibited without prior written consent from the Landlord.
- Option A: Tenant shall obtain and maintain all necessary business licenses and permits required for its operation within the City/County of [City/County Name], Alabama.
- Option B: Tenant shall not make any alterations to the Premises or its intended use without the Landlord’s prior written approval, which shall not be unreasonably withheld.
3. Lease Term
- The initial term of this Lease shall commence on [Start Date] and shall expire on [End Date].

6. Tenant Improvements and Alterations

8. Insurance
- Tenant shall maintain, at its own expense, the following insurance coverage:
- Commercial general liability insurance with a minimum coverage of [Dollar Amount] per occurrence.
- Business personal property insurance covering Tenant’s equipment, furniture, and fixtures.
- Workers' compensation insurance as required by Alabama law.
- Landlord shall maintain property casualty insurance on the Building.
- Each party shall obtain a waiver of subrogation from its insurance carrier in favor of the other party.
9. Fire Safety and Emergency Procedures
- Tenant shall comply with all applicable Alabama fire marshal regulations and participate in any required fire drills or emergency evacuation plans.
- The Building is equipped with the following fire suppression systems: [Description of Fire Suppression Systems].
- In the event of a fire or other emergency, Tenant shall follow the procedures outlined in the Building’s emergency evacuation plan.
10. Restrictions and Compliance
- Tenant shall comply with all Building rules and regulations, as amended from time to time by Landlord.

- Display any signage without Landlord’s prior written approval.
- Create excessive noise or disturbances that interfere with other tenants.
- Store any hazardous materials on the Premises in violation of Alabama health, safety, and environmental codes.
- Tenant shall comply with all applicable federal (ADA, OSHA) and Alabama workplace safety laws.
11. Subletting and Assignment
- Tenant shall not sublet the Premises or assign this Lease without Landlord’s prior written consent, which shall not be unreasonably withheld.
- Any subletting or assignment shall be subject to the terms and conditions of this Lease.
12. Move-In and Move-Out
- Prior to move-in, the parties shall conduct a joint inspection of the Premises and create a written inventory of existing conditions.
- Prior to move-out, the parties shall conduct a pre-inspection of the Premises.
- Tenant shall restore the Premises to its original condition, normal wear and tear excepted, upon the expiration or termination of this Lease.
- Landlord shall return the security deposit to Tenant within [Number] days after the termination of this Lease, along with an itemized statement of any deductions, as required by Alabama law.
13. Default and Remedies
- If Tenant fails to pay rent or otherwise breaches this Lease, Landlord shall provide written notice of default.

20. Miscellaneous

- Amendment: This Lease may be amended only by a written instrument signed by both parties.
- Counterparts: This Lease may be executed in multiple counterparts, each of which shall be deemed an original, but all of which together shall constitute one and the same instrument. Electronic signatures shall have the same force and effect as original signatures.
